This neighbourhood has seen significant changes, including the award-winning Finzels Reach, Castle Park View and The Assembly. This investment has helped create a vibrant, mixed community in the heart of the city centre. One of the buildings which now lags behind this positive change is One Passage Street, the 1970’s red-brick building overlooking the Floating Harbour.
Our proposal is to create a highly sustainable, new office building that would house approximately 1,000 employees, in a striking, contemporary landmark building. Rather than turning its shoulder to Passage Street – as the building currently does – we propose to create active frontage onto the street with an restaurant/eatery opening onto the water.

Our proposed building is being designed by the Bristol team of award-winning architect AWW. In Bristol, AWW has designed many high-profile buildings including parts of Finzels Reach, The Distillery, and the highly successful refurbishment of Narrow Quay House.

The investment is being managed by Knight Frank Investment Management on behalf of Local Pensions Partnership Investments (LPPI), a pension service provider for local government pension schemes. Savills is providing planning advice. Gardiner Theobold is the project manager.
